Non Domestic BER Certificates & Advisory reports
Ryan & Associates can provide you with a BER Certificate for your commercial buildings.
BER Certificates are required by law from 1st January 2009 when a building is offered for sale, letting or inhabited for the first time.
The Commercial BER assessment process calculates the energy consumption and CO2 emissions associated with a standardised use of a building and compares to the actual building and involves the following:
- Surveying building to gain information on activity and thermal zoning, materials of construction & heating & cooling systems.
- Availability of accurate floor plans and technical data reduces the amount of work involved and hence price of producing a Commercial BER cert.
- Designing a zoning scheme for the building in accordance with guidelines
- Creating a building model using zoning scheme and approved Software
- Researching building thermal capacities, u values and materials and integration into the model
- Producing reports and Commercial BER certificates for energy rating
- compliance to part L of the building regulations and advisory reports
Advising on ways to improve building energy efficiency and carbon emissions to improve rating and clarify payback on recommendations.
- Both the Commercial BER certificate and the advisory report are lodged for approval by SEI prior to publication on the national register and can only be issued to clients once approved.
Domestic BER Certificates
Ryan & Associates can provide you with a BER Certificate for your dwelling.
From the 1st of January 2009 a BER certificate is compulsory for all homes being sold or rented (barring those which are exempt). If you are buying or renting a new house or apartment now, you are entitled to a BER - so do ask the seller/landlord or their agent for it.
All new homes (even when not for sale) must have a BER certificate before they are occupied as detailed under S.I. 666
Through a non-invasive survey, we will need to ascertain the year of construction, area and layout of the building, method of construction, fenestration details, space and water heating systems and loft insulation. As a result, we will need access to all areas of the property. The information gathered from the survey is then inputted into specialised software which calculates the Building Energy Rating.
