28th February 2010 – Ryan & Associates would like to welcome Mr Tom Ryan FIEI to the team.

Tom Ryan BE CEng FIEI, ex Chief Civil Engineer for Coillte Teoranta has recently joined Ryan & Associates as a consultant. Tom Ryan has extensive experience of building unbound roads and associated civil engineering works and associated terrain to facilitate the timber industry. Tom has also worked on the design and construction of mass sites and wind turbines. He is also the co - author of Roadman which is commonly used for the design of unbound roads in forestry and similar industries.
Tom also worked as a consultant internationally and has given numerous lectures and delivered papers on Road construction. 

14th January 2010 Ryan & Associates win An Bord Pleanala Appeal

Ryan & Associates have successfully appealed a condition on a granted Fire Safety Certificate to An Bord Pleanala for the provision of sprinklers in the basement car park communicating with a shopping centre, this has set precedent in Ireland and saved our client well in excess of €1.2 million.

1st January 2010 – Disability Access Certificates introduced.

Article 20D (1) A certificate of compliance with respect to requirements under Part M of the Second Schedule of the Building Regulations (hereinafter referred to as a ‘disability access certificate’) shall be required in respect of all works or a building to which Part III applies pursuant to paragraphs (a) to (e) of Article 11(1) of these Regulations.

1st October 2009
The new Building Control Regulations have been introduced, the Building Regulation 1997 – 2009, has the effect of creating 3 separate certificates when dealing with fire safety.

- Standard fire safety certificate
- Revised fire safety certificate
- Regularisation certificate

A fire safety certificate is granted by the building control authority. It certifies that the building or works, if constructed in accordance with the plans, documents and information submitted to the building control authority, is in compliance with the requirements of Part B of the second schedule to the Building Regulations, 1997 - 2006.

The new regulations also facilitate the submission of a 7 day notice so works can commence on site prior to obtaining the granted Fire Safety Certificate.  However, Article 43 of SI 351 of the act prohibits occupation of the building.
